VISHNU SHARMA, CPA CFE

Vishnu Sharma is President and founder of Sharma & Associates, Inc., an accounting firm that provides accounting, audit and tax related services to community associations throughout South Florida. Mr. Sharma holds professional designations as both a Certified Public Accountant and a Certified Fraud Examiner.

Before starting at the Firm, Mr. Sharma was a partner with Lieberman, Sharma & Associates, Inc., a certified public accounting firm based in Ft. Lauderdale that provided audit, accounting and tax services to community associations, small business and individuals. Mr. Sharma created the Association accounting services group at the firm in 2005 and built it into the largest single area of practice for the firm. Prior to joining Lieberman, Sharma & Associates, Mr. Sharma held a series of senior management positions with Fortune 500 type companies including Bed, Bath & Beyond, Allied Domecq and The Sports Authority. His positions with these companies focused on managing their Loss Control programs with a core focus on internal and external theft and internal controls.

Lisa MagillLISA A. MAGILL, ESQUIRE

Lisa A. Magill has counseled condominium, cooperative, mobile home and homeowners’ associations throughout Florida since 1996. Her work includes advice relative to all facets of community association operations such as interpretation, amendment and enforcement of governing documents, rulemaking, contract negotiations and drafting, compliance with state and federal statutory and administrative requirements, representation before the Division of Florida Condominiums, Time Shares and Mobile Homes, collections and foreclosures, fair housing issues, handling insurance claims and disaster planning, condominium conversions from cooperatives, resolution of developer disputes, transition issues and code compliance issues. Prior to joining Kaye Bender Rembaum, Ms. Magill was a shareholder at Becker & Poliakoff, P.A.

Ms. Magill is a member of the Real Property Probate and Trust Law (RPPTL) Section of the Florida Bar and is also a member of the Community Associations Institute (CAI), having served on several Boards of Directors and President of the Southeast Florida Chapter in 2007 and 2008. She has been the co-legislative liaison for the Broward Coalition since 2012. The Broward Coalition is a not-for-profit organization representing the interests of more than 200 Broward County community associations. In 2015, she was appointed by the Southeast Florida Chapter of Community Associations Institute as a Florida Legislative Alliance (CAI-FLA) delegate. In addition, Ms. Magill has given seminars and presented educational offerings for thousands of community association board members and professional Community Association Managers (CAMs).

Ms. Magill is a member of the College of Community Association Lawyers (CCAL), one of fewer than 150 attorneys nationwide to be admitted to the prestigious organization. CCAL members are attorneys who have distinguished themselves through contributions to the evolution and practice of community association law. CCAL fellows are also recognized for committing themselves to high standards of professional and ethical conduct. Ms. Magill has been recognized for her legal accomplishments as well as for her community affiliations. She has been selected by Florida Trend as “Legal Elite;” honored by the Boys & Girls Club of Broward County as 100 Outstanding Women (2015); and rated “AV Preeminent” by Martindale-Hubbell, the leading information services company to the legal profession.

Marisol Rodriguez Basulto MARISOL RODRIGUEZ BASULTO, ESQUIRE

Mrs. Basulto’s primary focus is on resolving the day to day financial collection issues that Condominium and Homeowners Associations face. She helps Associations design a practical collection strategy and implement “best practices” principles into their operations. Mrs. Basulto earned her Bachelor of Arts degree from University of Miami in 1993 and earned her Juris Doctor degree from Nova Southeastern University in 2000. She is a member of the Florida Bar Association (2001), the U.S. District Court, Southern District of Florida (2003), the Miami-Dade County Bar Association, and the Miami Lakes Bar Association.

Mrs. Basulto previously worked as a State Attorney in Miami-Dade County, Florida. Prior to becoming an attorney, Mrs. Basulto spent several years working in politics and government including working for Florida’s U.S. Senator Bob Graham and later serving as a Schedule C appointment in President Clinton’s administration.

SACHIN MEHROTRA

Mr. Mehrotra is a successful entrepreneur with over 10 years of work experience in all aspects of the financial industry, and specifically in providing loans for investment CRE assets – such as including but not limited to: retail, office, NNN Credit tenant leases, flex space and of course everyone’s darling for now………… the Multi Family projects. Sachin also has a significant experience in Condo and Homeowners Association lending tied to capital improvements, renovations and 40 years re-certifications projects. He has been fortunate enough to learn a great deal from his clients and colleagues and as a direct result of all of this collective learning he is able to create value enhancement strategies for his clients’ investment real estate portfolios.

S.S. RAJPATHAK, P.E., S.I., C.P.S.

Mr. Rajpathak has authored and co-authored several publications, which have been presented at international symposiums and conferences on corrosion, corrosion-fatigue and materials. His publications have also appeared in reputed journals on corrosion and included as part of edited proceedings of symposiums. He had been invited guest to lecture on “Cathodic Protection Design and Field Practices” at Maritime University in Pusan, South Korea. He is also actively involved in NACE technical committees and local chapters of ICRI, FSEA. For past twenty years Mr. Rajpathak has combined his structural engineering background and corrosion expertise to address corrosion related concrete deterioration, its restoration and protection in South Florida. Mr. Rajpathak has also served, as failure analysis expert, in few legal cases. Recently, he was recognized by NACE for 25 years of sustained contribution to NACE International, and to the field of corrosion science and engineering.

Mr. Rajpathak is a registered professional Civil Engineer in the State of Florida and Virginia. For the past 35 years he has been involved in structural design, structural inspections, concrete restoration, research and practice of corrosion protection of steel in soils, natural waters as well as concrete environments. In February 1994 he founded SRI Consultants, Inc. to offer corrosion-engineering services in South Florida. Prior to establishing his consulting practice, Mr. Rajpathak worked as a graduate research assistant to Dr. W.H. Hartt, a well-known authority in corrosion research. In addition to doctoral research he was also involved in several legal cases where extensive investigation of cause of rebar corrosion in concrete and mortar was required. Prior to arriving in the United States, Mr. Rajpathak worked as a structural engineer in Mumbai, India, where he was involved in design and supervision of multi‑story buildings, bridges, industrial buildings, hospitals and stadiums.

For past 24 years, Mr. Rajpathak has been serving various Florida counties in concrete restoration, rehabilitation and protection projects, especially, in South Florida. As a Florida registered Special Inspector, he has performed threshold inspections on several large and small projects. As a Corrosion consultant, Mr. Rajpathak has served as a Principal Cathodic Protection designer and inspector for several underground storage-tanks and piping CP projects, inspector on bridge CP projects and expert witness in legal cases involving corrosion related failures, in Florida, New Jersey and Virginia. He has been actively involved in research related to corrosion of steel in concrete and has collaborated with Florida Atlantic University as well as maritime University in South Korea. As an active member of National Association of Corrosion Engineers, he has been involved in Technical Committees dealing with corrosion of steel in concrete, and cathodic protection of metals in concrete and waters. Presently, he is serving as president of a Palm Beach Chapter of Florida Structural Engineer’s Association.
